About Me:
I'm a 52 yr old real estate agent (for 20+yrs), my husband owns & operates 2 small companies (10+yrs). We're parents of 6 and grandparents of 6. We've done several flips,back in an up market, and had some rentals,but have had 3 recent major family tradegies in the last 3 yrs, so we're not in the best financial situation now. We have alot of the real estate knowledge and experience that worked with the conventional financing, etc, but not the new, necessary resources needed now, which is what we're concentrating on learning now. We plan to go all out, for our retirement, as soon as we can get started.

We have 1 property picked, all the numbers work, etc.,but it's a HUD house and you can't even bid on these without proof of funds, which we don't have! We have free & clear subdivided land we're trying to use as collateral for some short term funds, because right now we don't fit any traditional bank guidelines. Any experiences with private lenders? I've never asked for this type of loan and am a little apprehensive, but willing to try. Thanks for any info.
