Hi everyone, My name is Jason and I live in Washington State pretty close to Canada off I5. I have been doing work all the way from the Canadian border to Tacoma. I will do my best to log and keep track of my journey from working to hard for someone else to make them rich to giving me and my family the life we deserve to live! If for some reason someone does read this I apologize, I am by no means a English or Writing major.
Anyway, I say day1 sorta cus I started a while back say 3 or 4 months. I haven't done like I should've and started a post them to track myself. So I've been working a lot on my Investing career, yet I'm sure it's been somewhat unproductive and floundering.
To fill in what I have done, I've went through 1 agent in the greater Seattle area, 2 in the Bellingham area and I am currently working with what seems to be a fairly good agent in Tacoma. We will see if this holds true over time. I have submitted oh probably 50+ offers in Bellingham before that agent dumped me I asked the agent around Seattle to submit a lot of offers only to have him come back quite a while later to say he couldn't work with me after leaving me hanging. and I have submitted a dozen or so in Tacoma. Myself I have done okay in life so far so I have great credit and not too much debt. So I wanted to try and get started with some rentals of my own. I as of yet still don't have any. I have 3 in the works right now a triplex(reo) a 6plex(mls) and SFR(short sale) I have gone through 2 fsbo that have not worked and am trying to work with another right now. I have a friend that is a millionare right now and we is willing to help financial and to partner on deals but he only wants certain areas and certain things. He is also an invester part time and has multiple rentals but does his own landlording and is quite negative to real estate. Honestly he is almost like a hard money lender. I like him but for my own growth I probably should just do like everyone else and start from scratch and don't take what is here and comfortable. But, I won't totally rule something out like this. We can still make money together and help each other out.
On a more personal note, I took a buyout from work and used the money to pay off debt(only to get more for some reason). Before I put some on for RE Investing. I sold my truck to get rid of a payment and make some money. So now I drive a POS which I'm kinda embarrased to be seen in. Hey I guess that will help give me drive to succeed. Since I have good credit I have the option and availability to use credit cards for quick cash and a Line of Credit for the same purpose. Although the wife is not too supportive and would probably want to divorce me if I got alot more debt. I commute 3hrs a day and work 9 hours a day. Although, I must say I have alot of free time I mooch at work and do REI stuff on the clock. Don't tell them...shhhhh! I try to get up at 3-4am to work before work and do some at night when I'm not spending it with the wife. I should and will make that a definite time say 3-5am and 9-11pm as well as whatever I can do during the day. I WILL MAKE THIS HAPPEN!!!!
So my official day1 starts now on Oct 29 2011. Today I searched Craigslist for leads, sent emails for possible buyers of FSBO and returned a phone call to another poss. buyer. Not much but it's something and I will keep chipping away at it.
Thanks everyone who turned in. I hope to give you and me something more to look forward to reading. Til next time great investing to all.
Jason
Day ??
Hello everyone, I haven't been on cus I've been kinda floundering. I'm having trouble focusing on just one thing and area and going for it. I live washington state north of Seattle. So I'm working my area B'ham and also trying do Tacoma and Seattle. Not to mention I want to try and set up shop in other cheaper more distressed areas to better leverage my resources. So in the process of trying to everything everyone I tend to get NADA done. I know I need to focus on one area one thing but it's tough. I feel like the Real Estate Inv market is rushing past me and I can't keep up. I know I will succeed! It's just a matter of how quickly and by how much.
Anyway, I'm trying to work with a lady right now that going through a divorce and wants to just get out of her home. It needs alot of work and isn't worth much so I'm just trying to find her a buyer and hopefully make a little referral fee. I'm also in the process of working with a guy is underwater and would like to get out from under his home so I'm figuring out the best way to help him. He owes like 290k and it's worth maybe 180k.
I tried the bandit signs like I was supposed(just not quite 25) I got a few calls out here not a lot and I recently put out flyers around town (not as many as I would have liked) I had a hard time finding places to put them. I will revisit this and the bandit signs in other places and poss different wording to see if it helps. Wish me luck
I wish everyone out there the funnest and most profitable investing.
Have a great day
Jason
