Day 1 First Dealings with RE Agents

I called 3 Real estate agents and Emailed a fourth.

The first one was a real jerk and got offended when I inquired about a property that he had mentioned as THE only property with 20,000 equity in it around. This should have been my first red flag that he did not have the mindset to my type of property. The property was sold for 20,000 15 months ago and was listed for 58,000. He said I could get 850000 for it FHA easy once it was finished but not as is. The owner put a new roof, ac ducts, electrical, and plumbing and it still needed flooring and a kitchen. I was skeptical that this property would sell for that much due to my analysis of the comps in the area. The fact that it had recently been dropped 18,000 off of asking price and that the owner supposedly did not have enough money to complete the rehab raised red flags that this was a failed rehab and the owner did not properly diagnose an exit strategy. I decided to follow this property from afar and to validate whether my initial gut feeling was right. I might still make a low offer later through a REA.

The second REA was easier to talk to and we set up an appt to meet in 5 days. I told him briefly what I did and what I was looking for and he was all good with it. I told him that I needed an agent that would not be scared to send low offers to agents and his response was "It does not matter If we send low offers, because either they get accepted or they don't" YES!!!! That is the type of attitude Im looking for.

The third REA seems to be easiest to work with from what I have gathered through voicemails but we are continuing to play phone tag.

The fouth REA has already started sending me listings per our conversations yesterday as to exactly what I want. I am not convinced of his competency yet so he will have to prove his worth to stay on the team. But so far he is the only one sending me listing so beggars cant be choosers. I emailed him and instructed him to send me the listings as reports and not as individual emails to save us both time. I still have not been able to get him to send me all the info and notes that accompany the listing after asking for it 3 times already. Either the MLS here in FL is completely different than what Im used to in CA, or this guy is not very computer savy. We shall see when a REA lets me "play" with the MLS at their office.

Im going to do more research on the properties that REA4 is sending me, and browse around DG.com for some more insight and inspiration. I'm going to post an ad with conservative numbers of what I hoped to get that property that REA1 was talking about on craigslist in a ghost ad and see what the CL response would have been. If i Post this or versions of this ghost ad for a week then the response should give me a ballpark of how enticing this deal would have been to prospective buyers.

After these initial steps outta the way, I'm thinking that 2 phone conversations and emails/online ads are my minimum action steps per day until I close a deal.
