I had to change the name as my first choice was taken. I'm happy with the new name though. I made my first offer on a property yesterday, 33 days after beginning this wonderful adventure! I'm very confident it will be accepted,it's 11% under asking price. It is an reo, the numbers look great. It will be a rehab and keep for renting. Cash flow will be $700 per month or better and I should be able to cash out at refi for about 17K ! The offer is on a duplex, 104 days on the market. I put in offer 2 days to accept, should know by end of today, didn't want bank dragging their feet looking for more offers, they had just dropped the asking price a few days ago to 37500 from 39900, I offered 32400. Thanks again y'all, Duane

As many know reo and banks can be trying to work with. Their resource man in charge of this property was fired or m.i.a. for some reason, they took 11 days to get back with me, the realtor I was working with wasn't doing what I asked, which caused complications, ( DON'T let them discourage you!) She insisted on not presenting it as a cash offer. So I dropped her. Now I am dealing directly with the listing agent, She understands investors and seams to be willing to work with me. The reo bank wanted 10% down 3 days after accepting, I sent word that wasn't acceptable, I need time to inspect, put final rehab budget together, present it to my private money people, let them think, then I would procede to supply POF letter and set closing etc. I should hear something soon hopefully. As far as documents, I googled " purchase docunents Florida legal" and found several, unfortunately my previous agent wouldnt use it. Beginers, Don't let an old method, know it all agent slow you down ! If they knew it all, why are they only agents and not investors ? This deal is not over yet! I will make it happen!
