Test Run

I've been reluctant to make phone calls for the past week or so because I didn't feel like I knew what to say. So, I thought well practice makes perfect. I'm looking to wholesale property in Northern, Va but I have a Florida number still. So I thought, let's call BOISE!

I used Joe Jureks technique of finding agents on HudHomes and calling to see if they work with investors.

I called to speak with a particular broker, but I got someone else in his office. Here's how the conversation went. [I'm not going to use real names]

Bob: Hello this is Bob with XYZ Realty. How may I help you?

Me: Hello I was looking to speak with James Doe. Is he available?

Bob: No he's in a meeting right now. I can give him a message and have him call you back, or I may be able to help you with something.

Me: Well I'm an investor stationed in the state of Florida right now. But I'm looking to extend my business to the Mid-West. I was calling to see if James works with investors or does anyone in your office work with investors.

Bob: No. He doesn't and we don't. This is not really the best market to do investing in. Unless you have some extreme capital to work with.

(This was my open door. "No watch me walk through!")

Me: Well actually I have access to $20 Million in cash. I can close on a property within 14 days.

Bob: Well what exactly are you looking for? Are you looking to flip houses?

Me: Well Bob, I do buy, fix, and flip houses, but I'm more interested in holding and renting properties. But if I can get a large enough return on a flip I will take it. I like to make between $30k and $70k per house if I flip it. I don't want to pay more than $250k for a property. But I love to make at least 20-30% on a property. That's ideal for me. Or maintain a $400-600 property on a rental after expenses.

Bob: Well kind of numbers are a stretch. But if you can find the right property, you may be able to get those types of returns. What made you interested in Boise?

Me: Well I like the Broncos!

Bob: LOL (Literally)

Me: To be honest I wanted to start moving my business into the mid west and thought I'd start here. Can you do me a favor, I understand it's a long shot in Boise but can I get a good email address from you just in case I find a property that I like and see if you can handle for me so that we can get some money in your pocket?

Bob: Sure. We'd love to work with you. You sound like a seasoned investor. You don't know how I get one of these calls once a month from people who aren't really serious.

Me: I get em too Bob. The newbies are always trying to get in. But they have to start somewhere. And what's a good phone number to contact you with?

Bob: Sure. And email me your resume, and what you're looking for. We'd be happy to assist you.

Me: Will do Bob. Thank you so much. Expect that email within the next 20-30 min.

What I learned. (All calls may not be like this)
- They aren't that scary.
- Agents are looking to work with people that can make them money.
- They don't automatically think that investing is possible where they are, but it is with the right eye and a can do attitude.
- Learn to sound like you know what you're talking about.
- The phone is your friend, not your enemy. It is your transportation to your financial dreams. Practice makes perfect. Practice until you are ready for game time.
