I am confused by the guidance. In the 25:1 strategy, it is mentioned several times by multiple sources to get leads from the realtor (filtered, of course). Apply the second filter and make offers accordingly.
However, Matt and Dean both have stated that FSBOs are the way to go and 99% of the deals are not found through the MLS. Those FSBOs are found through bandit signs and other methods.
Why would I go through the realtor/MLS when the deals are not there to be found (at least 99% of them)?
Someone please help explaining what part I am missing.

It does sound confusing at times dosen't it? I know,my head swims too,but what i believe they are saying is just one of the many strategies to use.
There are deals out there listed on mls,using the criteria they described in the livecast yesterday will find them for you.
FSBO's you find yourself will lead to more profit generally,because you don't pay a realtor commission and you do all the paper work.
Using a realtor for the 25:1 allows you to submit offers on properties that are listed with mls,you can't make an offer on those without using a realtor due to the owner having a contract with them.
Plus,you get a lot more opportunities with less time spent,which means more money to you.
