I was talking to a former Bird Dog today

Hi,

Janet here,I was talking to a bird dog turned investor today, and he told me a few things about wholesaling now in 2013,and as a new investor again ,I have concerns on wholesaling in 2013/now.

I know not to believe everything I hear so I'm asking has wholesaling changed since Dean wrote his book 30 days to real estate cash ? Now that I am back reading Dean's book I wanted to know had any of the strategies change ,where their any new updates ? I don't want to work on something that's not working any more,that's like beating a dead horse.I want to get this right. If you can help me with this answer I would most appreciate it and thank you.

I know of some investors now that they made it act like you asked the wrong question and will give you some run around answer , them who like making you feel stupid and themselves smart because they can or know how to use the edit button on a page using exclamation points at the end of their comment Sad . If this is you please don't respond to me. I wish for folks who like seeing other folks make it,folks who encourage,those who would just love to help someone else. If this is you welcome. It took a lot for me to even talk about myself the way I have in a previous blog but I got it out of my system ,it's time to move on to better and positive things.

I will not stop REI this time until my goal as a wholesale investor is complete, a promise to myself.

Hi Janet,

I can't specifically say if there have been changes but I do know that using the techniques and strategies dean outlines do work.

I am a new investor myself only been at this since June. However, when I came home from my Boots on the Ground I immediately placed some ads on Craigslist(11:30p.m) and got calls at 7:00 the next morning and from those calls I went out scouting properties to match their criteria. I got a property under contract within days. I would like to say the deal closed but it didn't. For all intents and purposes it could have. I learned from that experience to have a large buyer's list, to ask better questions of potential investors. the main thing I learned though is that the strategies work.
have faith in yourself and in what you are learning and then just jump in.

I myself,am using the 30 Days to Real Estate Cash exactly as a blueprint or template and it's working. I reached out to another investor who asked for some help and together we are keeping one another accountable and moving forward. Sometimes it helps to know that there are other people doing what you are doing and going through the same things.
