OK, SO,...
SQUEEEE!!! - Ahem...
I put out Matt's letter, modified for myself, and sent it to 6 or 8 realtors by way of their "Contact us!" links on their websites, I also posted it to Craigslist. (Bandit signs are really not an option right now, they'd either melt nthe rain and snow we're getting, or blow away to Kansas!, but when the weather gets better, DEFINITELY!) I Got several responses, 3 of which looked promising. One of which was really on the ball and sent me a spreadsheet of current houses up for sale that where mostly 3/2, all vacant, and several actually on the market for more than 90.
So I've started putting in offers around 60% of the fair market value, knowing that the sellers asking price is their personal pipe dream of what they WANT to make on it.
Several were already sold or went into pending status while I was typing up my offers, no big deal! I knew that was likely to be part of the 25:1 formula, that some would be rejected outright, some would be sold before I could get offers in, that some would get "Better" offers than mine.

SO- I get an e-mail today from my on-the-ball realtor, and he says that HE got a call from the listing agent on one of these places, and this listing agent is going to "Encourage" his sellers to take my bid! WOOO! (And that he'd "Never seen a $75.00 deposit".. HEE!) Yes, I did earnest money, only because I want to show them I AM serious about this, and I had it- so I'm using it.
So- a place with 2/1, almost a quarter acre lot, near the heart of downtown, worth $77k, and my bid of $48k, and I may have my first place locked up on contract!

Now, to get moving on finding buyers!

Yes, I am QUITE aware that I may be counting the eggs before they've hatched, the seller might yet look at their listing agent and say "ARE you NUTS?!" and any one of a dozen things may pop up on the title search, but dang it, I'M GETTING THERE!
