I put in 3 offers today and the phone continues to ring. That's nothing major compared to the large players in this game like Matt and Dean. However, I'm just getting going full time with this. This is literally week 2 of turning this into an actual business instead of side income and ZERO bandit signs went up last weekend (back ordered due to a vendor screw up). Still my offers are on properties that CAME TO ME through my targeted marketing techniques done through free classifieds on-line and existing bandit signs. I'm not cold calling anybody. This brings my closing rate up very high. It's the difference between these two items that saves time and money...
1) I ask the seller if I can buy their house.
or
2) The seller asks me if I will buy their house.
It's 2 totally different mind sets. One puts you in control of negotiations and exposes their weakness (need to get rid of their problem property or need money). The other puts them in control and exposes your weakness (you want money).
More to come on the offers and deals. I'll post again when they close. Point is we started 2 weekends ago and we're already putting offers out in bulk. It's only a matter of time before one pops.
Today we're expecting our next order of bandit signs to come in. I'll send those over to my employee for assembly and placement this weekend in locations specified by me. Next week we'll get calls, put in offers, and make some money. Wash, Rinse, Repeat... Don't overcomplicate a simple process. It's just about getting as many qualified leads as you can.
Own Your Situation,
Ben
