Confuse as a Newbie Investor! LBVS

Here it is, going on 6 to 7 months, I'm trying my Hardest to make some money with a real estate Deal!!! without using any course and extra money! but I been trying the "30 Days Cash" Book. I've ask numerous agents to work with me and put in offers and it sounds like they wont do it cause it's going against their license and for me as a suggestion that I would actually need a real estate license for it. Also, for me and the agent to negotiate about the listings of homes how could they benefit and how the pay structure comes in to play for all us to get paid. I understand I have to find sellers on my own cause most of the time the agents don't even want to give you the names of cash buyers, Like I'm the Scam. Ugh, I'm feeling lost. I really need a good mentor to help with my first deal. I'm trying to still have high spirits about this, cause if they can I know I can.

Hang in there Ashley, I've been following the Real Estate game from the sidelines for about five years now, so I've been able to soak up a lot. However, now that I'm actively getting in there and trying to get my first deal, I'm finding out that "fear" is the biggest setback. It doesn't sound like you have any fear in talking to the agents, so you have a big part of the battle already beat. I'm finding out that a big source for finding both motivated sellers and cash buyers is the county assessor's office. There you can look at records of deeds as well as notices of default.

Anyway, I hope this helps but keep in mind that I'm no mentor, because I'm looking to land my first deal as well. Good luck and let me know how things pan out for you.
