Day 8... Ghost Ads Work!

I placed 2 ghost ads up on Craigslist yesterday. I have had interest from buyers over the past 24 hours. At this stage I am trying to work out if they are direct buyers, investors or realtors so that I can approach them properly. One says he has cash but not for the full amount and didn't leave a number - he seemed very interested. Most have offered phone numbers.

I am contemplating how to get back to them and get their blessing to inform them about future properties. I do have upcoming viewings on properties with my agent, similar to the ones they are enquiring about that have been on the market since last year December. I feel that I will be able to facilitate deals for them.

I am trying to word something that will encourage them to stay in touch with me or for me to able to update them.

I moved on to blueprint no. 3 an hour ago as I have done all I could in the last section of the book.

I played around with the recommended pricing formula to get an idea on how much to offer the owners. I'm very happy to have the guide. Properties in the area I'm working on start at around 330k upwards. I am wondering if the percentages in the blueprint will apply now in 2013 as they are based on 100k in the examples. I'm not sure how much it would cost to fix up a property in my area. The cost of living is high here and I've never done this before. However, I'll do my homework and ask my hubby to give me an estimate on simple fixing up and painting, hammer and nails etc. He would live in Home Depot if he could! So hopefully he'll have a rough idea.

I feel positive. I have nothing to lose and everything to gain.
