Update

Below is what I've been up to since my last post.

I finished the 30 day book and faltered a little as 1 of my REAs stopped sending me listings according to my criteria. All of a sudden, the listings were for larger properties out of my price range and requirements, just because one of my buyer's budgets upper range met the prices. Then I lost momentum regarding earnest money deposits. Coach Dallin helped clear up my concerns. Since then I have been on the lookout for FSBO properties online, through classifieds, expired listings and word of mouth. We now have a car again so I'll be able to visit properties and areas in the city.

Day 17

I have contacted 1 of my REAs re: new deals, an investor from Craigslist and a couple of buyers on Craiglist. Now waiting to hear back.

I wrote out and printed letters to owners of expired listings and I will post them on Monday. My business cards haven't arrived yet so I am tempted to send out the letters without them.

I am planning on continuing using this method until I get some new leads.

I still have buyers and a large assignment fee paying investor on my list and I am waiting for the right houses in order to make offers.

Apart from that I am trying to work out how to make bandit signs work for me. I live far away from the city. Before I go back over I will plan the locations to place the signs.

Day 16

The last couple of days have been interesting. At the time I felt as though I was somewhat stagnant, but in hindsight they were effective. Up until two days ago I was actively and tangibly making advances on this journey. I haven't been in touch with any of my REAs for 2 days as I have felt a little clueless on how to make an offer and lock up a deal without being liable if I don't sell. The other challenge is that I was told that I would need to open an escrow account and place a minimum of $1000 in to complete the offer. I lost my hold at that point. Where can I get $1000 to do this? Could I lose it if something didn't work out?

I felt as though I was possibly running before walking and decided to slow down until I learnt more and got further into the 30 day course.

Day 15

I have been practising working out the numbers as well as working on building my buyer and motivated seller lists.

I realised today that I have hardly done any promotion or marketing as a recording artist/composer which is my "day" job since I started this 30 day journey. This is unusual for me.

However, I actually feel that doing things this way is the best way for me. In for a penny, in for a pound as they say. I'll continue to look at unlisted homes and get ready for the local auctions tonight and tomorrow.

Day 16 and a new chapter in the 30 day strategy will begin mañana.

Day 14

Today I will be doing the practice exercises for Matt Larson's formula.

I am going to go over it using the recent viewings I've seen in order to get ready to make some offers.

I will also update my buyer's list using the new list of recent sales generated by one of my REAs and recent enquiries into my ghost ads.

We had a storm yesterday so our power was off during the afternoon and throughout the night. I wasn't able to get online yesterday to update my blog due to this, but I spent a lot of my time prior doing some real estate homework and familiarising myself with terms and real estate online.

Onwards...

Day 12

It was my hubby's birthday yesterday so I took a mini step away from my RE obsession.

I spent the day pampering him instead of doing my usual RE practices. He deserves it!

On occasion throughout the day I did read and respond to real estate related emails and texts, continuing to communicate with interested buyers and my REA partner. I was getting tipped off about available properties by another REA. I'm working out the numbers on the recent viewings and re-reading my "Why" list.

After doing the numbers I will make my offers.

This weekend's viewing with a buyer was cancelled.

It's okay. I'll keep going. It's Day 12 and I'm still in the game.

I know that I can do this.
