Update

Below is what I've been up to since my last post.

I finished the 30 day book and faltered a little as 1 of my REAs stopped sending me listings according to my criteria. All of a sudden, the listings were for larger properties out of my price range and requirements, just because one of my buyer's budgets upper range met the prices. Then I lost momentum regarding earnest money deposits. Coach Dallin helped clear up my concerns. Since then I have been on the lookout for FSBO properties online, through classifieds, expired listings and word of mouth. We now have a car again so I'll be able to visit properties and areas in the city.

The following is a slight deviation on my immediate initial financial goals, it was unexpected but in line with my personal purpose in life to help empower others and it is real estate related. So this great result is all due to DG: I have a recently widowed neighbour, her husband was a good friend of my husband. She was told by an unscrupulous investor ('friend' of her late husband) that she was heading towards foreclosure. He told her she would lose her home and had no other option but to go into foreclosure and that he would buy it. She had thought that all was lost until I helped her by explaining that it wasn't at that stage at all and it doesn't have to come to losing her home at all if she stays on top on things. It is clear to me that he was taking advantage of her grief and fear as she hadn't even missed a mortgage payment at that time. I'm glad she confided in me! I want to help her save her home for her and her young children and for her to retain ownership. I was happy to have learnt enough from Dean's books to be able to be a positive influence on someone's life in this way and found her an attorney who can help with her unique situation. Thanks to my newfound knowledge, she has hope and has been empowered. That makes my heart sing!

As for keeping the faith in my dreams, I have continued to study and learn and really have to just make it happen.

I have a contractor to meet with, a fellow investor and a successful REA/Investor who a friend recommended I contact. We'll be meeting soon. I contacted 2 local REI club organisers and I'm hoping to hear back shortly.

I still have a number of buyers ready and waiting. I am just hoping for a property (or three) that I can lock up on contract. I believe and know that it is just a matter of time.
