Hi DG Family, it's been a while since my last post. I've been going into other markets lately such as: putting out Yellow Letters, Postcards, and still putting out my Bandit Signs when I'm able to. I am also doing my internet marketing as well as working on Bidding on HUD properties.
Recently I've come across an Absentee Owner who lives in Florida that owns an Industrial Warehouse Building here in Minnesota.
The Building is occupied by a business that pays their own expenses and Cash Flows $11,000/mo. Also, 30,000sqft, newly rehabbed, new additions, 2 docks, burgler systems, new parking lot w/lines, water-sewer hooked to city everything is up to code. Taxes paid up and all looks good.
Seller is stating that he is almost 80 yrs. old and ready to sell.
Seller was asking $1.2m, now is just asking for someone to take over his Balance for $636,637. He just wants out! Hoping to recoup at least $100,000. Seller Will Finance.
I NEED HELP ON WHAT TO DO. Seller wants me to do what ever I can to help. He gave me all the financials over the phone. What will I need in hand to Market this property? I have (5) Buyers Lined up and ready to Buy,. Oh, and there are (3) lots, (2) the building sit on,,.THANKS IN ADVANCE
