Sale failed....but not giving up!

The house was almost done and I wanted to get a jump start on listing the house. My RE Agent and I met and decided on a price for the listing. We based our price on the comps in a two mile radius which, as I understand, is standard.

3 days later I was under contract - but the house wasn't totally finished. My husband and I spent a full week with long 10+ hour days wrapping things up. Enter the appraiser....

I need to tell you that when an appraiser starts saying that finishes don't matter and they they only look at function you are in trouble. Needless to say the appraisal came in at 20K under what the offer was from the buyers. They asked why so low and the appraiser said that this particular subdivision is like it's own little area and that he would only pull comps from that neighborhood. He won't budge. He compared my house to an ugly house that was bank owned and sold for much less due to it's poor condition. It cost me the sale. But I do realize that this appraiser has his opinion and not all appraisers are so rigid so I will try again. We are active on the market as of 2 hours ago so I am hopeful to get another offer within the next 10 days. And I pray that I don't get this FHA appraiser again, ever!

Please pray - God knows my needs...I just need to wait.....
