learned some new tricks....

I have made 3 offers in the last 2 weeks on houses - no takers. It is a numbers game so I am ok with the rejection for now. I am doing a bit more advertising on craigs list and will begin promoting my facebook page and web site.

I am going to try the local coupon magazine, true value pages. Just placed a fourth of a page sized ad looking for motivated sellers. I am hoping that I get a few calls. It comes out around the 7th. Will post an update then!

Gearing up my social media ads

I've been working hard to put together a full social media campaign for my RE business. First, I had to come up with a name - New Moves Investments. Just created a web page and now working on a facebook fan page, twitter, you tube, linked in and more. I have to say all this technical stuff is taxing but it is my hope that everything will be live by the end of the week.

2014 will be my year to make over 100K! - 40K, 60K more to go!!!

2014 is a new opportunity

As I set my sights for 2014 I know I need to get inspired and take action. I was talking to my title officer yesterday and she told me of a wholesale deal she closed last week - wholesaler made $168K on a development deal - holy smokes! Ok, I don't know anything about development so I am going to do research on that while I work on my residential wholesale deals. I got two more leads last week - one from another realtor and the other from a loan officer. Got 2 more cash buyers from an ad I placed on craigslist - the pieces will come together.....

Raise you glass and toast to 2014 - it's going to be a great year!

I am surprised that my direct mail to notice of default homeowners is not getting the results I had hoped for. The letters and the postcards are a bust. Sent out 500 and had hoped for 1-3 calls - got nothing. But my bandit signs - I get 2-3 calls each week until they are taken down. Although I have not gotten a deal from them yet, they are creating activity for me so it's just a matter of time.

I have been thinking about using social media as well. My husband thinks that will help and paying for on line marketing will be better than the letters and postcards I send today. I've done online marketing before for my portrait photography business and got minimal results - anyone out there using social media to get leads????

OMG - 40K on a wholesale deal!!!!

My RE agent called me to give me a lead on a duplex. The elderly woman wanted to sell it and move on with her life but she didn't want to list with a real estate agent and have a parade of people coming through her home (she lived in one unit and rented out the other).

So I have been focusing my attention on sending out letters to families in default on their mortgage as well as the expired listings. I tried sending letters out to owners who had their property listed for over 100 days - no bites though.

In addition, I am calling on all the properties on the MLS that indicate a motivated seller. So far the RE agents are reluctant to get back to me. So, I am going to send a special mailing to just those owners.

Getting ready to put out my new batch of bandit signs this weekend. Hopefully they will stay up long enough for me to pick them up again on Sunday.

I have made three offers and no acceptance yet - can't quit yet as I am too close to success....
