Potential Deal In Kansas City

Early Last week I came across a FSBO on craigslist in Kansas City (Remember I'm all the way in miami) she was desperate to sell her property. As soon as I saw the ad I called her up immediately.

SFH MArket value $120,000
Her ASKING PRICE- $75,000
REPAIRS- Less than $5000 depends on finishes

**WATCH THIS** I asked her if I pay cash and close quickly what would be the least offer you can accept?
HER REPLY: She said $60,000. (In my mind I was like wow did she just say $60,000)

I offerred $55,000 using 25:1 Strategy and she was like she will think about it. I called her back and offer $58,000 + closing costs. I sent her the contract and she wanted me to wire $2,000 to her as down payment.

MY REPLY: I told my partner and I decided to put down $1000 after 3 business days of acceptance remember I dont have $1000). She was ok with it. HERE IS THE PROBLEM: When I sent her the purchase contraact which I got from Dean IE and she was like she dont understand the contract that she is not going to leave her tv, furnitures, etc for me lol. (Like the email she sent look like she was writing a book lol)

I LOVE FACING PROBLEMS LIKE THIS IN REI (It builds my confidence)
SO basically I sent her AS IS contract to her last night and hoping when she signs it today I have until monday to put down the earnest money.

Once its signed I will blast it out on craigslist and a potential end buyer!!
