My END BUYER BACKED OUT (BUILDING A BUYERS LIST IS VERY VITAL)

Hello DG Family

I got a house in Mckeesport, PA under contract for $5,000 and advertised it on craigilist for $20,000. This property is located in a BUY and RENT area. This property was suppose to be my first deal to close. Unfortunately, I had only one person who I never screened to qualify her as a real cash buyer (Tire Kicker) on my buyers list.

Now she has backed out I feel frustrated but I won't let it bother me. T I have until the 18th of August to sell this property.

The Seller called me this morning to see how far I have gone so I told him my partner (who I now realized was a tire kicker) will be inspecting the house this afternoon. Now I dont know what to tell him when he calls again. PLEASE I NEED HELP!!

Potential Deal In Kansas City

Early Last week I came across a FSBO on craigslist in Kansas City (Remember I'm all the way in miami) she was desperate to sell her property. As soon as I saw the ad I called her up immediately.

SFH MArket value $120,000
Her ASKING PRICE- $75,000
REPAIRS- Less than $5000 depends on finishes

**WATCH THIS** I asked her if I pay cash and close quickly what would be the least offer you can accept?
HER REPLY: She said $60,000. (In my mind I was like wow did she just say $60,000)

I offerred $55,000 using 25:1 Strategy and she was like she will think about it. I called her back and offer $58,000 + closing costs. I sent her the contract and she wanted me to wire $2,000 to her as down payment.

Property locators

On June 7th I register for the Dean Insider Elite. I amazed by helpful information which I got such life coaching, daily wisdom, etc. Carol had a chat on FINDING PROPERTY LOCATORS and took down some vital information.

I took action and started posting COULD YOU AN EXTRA $500 EACH MONTH? on different facebook pages and I had people emailing me from everywhere. I found a good property locator who lives in Wingate, NC. I told him all I need is the address and phone number of the seller from www.fsbo.com and if I buy and close on it I will give him $500.

Before I even knew it, he started emailing me the next day of different addresses and phone numbers of FSBOs.
