new stuff

Currently finishing up the rehab on our first short sale purchase. We will be holding this one as a rental. We also just put new lease/option tenants in another property. We are closing on the sale of one of our fix & flips within the next 3 weeks and we have another offer accepted and should close on the purchase of that by the 1st of August. We also just cleaned up one of our rent to own props. that the tenant buyers left and will be filling that on a rent to own soon Smiling So,super busy with this and also finding time to enjoy summer.

moving foreword

Ok, closed on another bank property. Currently finishing up the rehab on the one we bought last month and starting on the one we just closed. Got an offer and closing on the sale this Friday on our Lakefront property and we are also closing on the purchase of out first short sale on Thursday woohoo- something new! We will hold this one as a rental. it is summer time so we like to have some fun too. We need to find another lakefront property as we have had 6 or 7 on this lake. We will update more later.

After listening to this weeks blog I get even more motivated. Just closed on 2 more props Friday. One was the sale of a fix and flip with a partner and the other was a purchase of a private owned Estate property. Asking price was $40,000 and I offered $20,000 thinking they would counter. They accepted. I was going to pay cash but I thought what the heck.. see if the seller will offer terms.
Guess what- Yes to a 5 year contract. So this just goes to show ...If you don't ask you will never know. I got the property for less than I was willing to pay and also got nice terms on a land contract. Putting in many offers this week and working with a couple new Realtor's in different areas. I am looking to hold more properties now. I will continue to flip also but I want to retire soon Smiling

I try to bring up in casual conversation with people when I can that I am a landlord and I buy houses.
I was making a house payment at the bank the other day, and started chatting with the teller. Well guess what? Her and her boyfriend are looking for a rent-to-own. Oh yeah, and her friend lives on the same street where we have a house for sale (flip). She might know someone who would like to see it. I gave her my card and wrote her name down for a possible bird dog fee. We were both excited when I left. Share what you do Smiling

Another Lease option and more!

We signed on the sale of a lease/option this past Friday. $5,000.00 down and the house is not even done yet!

Put in 2 offers on private owned homes today ,Land contracts. Received counter offers and will continue to negotiate. This is FUN!
