land contract

Hello family, I have a possible investment situation I'm looking to get into and could use some advice. A coworker has a home their looking to get out of,she said she's ready to just walk away. Between the repairs mounting and the taxes, my coworker has become overwhelmed. I'm going to make arrangements to go see the house in the next few days to speak to her further and possibly take photographs. She told me that she has $22K left on her loan. I'd like to help us both by wholesaling the house and then again I'd like to lease it with rights to sub-lease. What about a land contract? My question is if I get into a land contract with her and she sells the house what happens to my contract? Or what can I do to retain my interest in the house?

Baby Steps

Today was a good day. I went online and got my EID #, stopped by the county court hause and visited for awhile. During my visit there I inquired about "Notices of Default". Though I did find out which office to go to, they still could not help me with the question I had. I need to know how to find owner's that have recieved the notices. My next step will be to post flyers on the web and word of mouth. If someone happes to read my blog and has any other ideas I would like to hear them. Thanks in advance.

New Start

My meeting with the Trustee went well, he gave me his blessing but also warned me to be very careful. So as I said last night, the balls in my court and the sky is the limit. Dean I don't know if you will ever read this blog but I look forward to meeting you in person at one of the "edge events" to thank you personlly. To the rest of the DG family, stay focused and continued success in your investing. I'll see you on the other side.

Advise

Is there anyone with advise on getting started investing while currently going through a bankruptcy? I'm in my 2nd year and have 3 more to go. I know I can't go conventional, and I'm sure there has to be a way, I just can't find it to get started. I currently have no financial resources put away anywhere to fund anything myself and due to my situation a loan of any kind is out of the question. Has anyone else been through this or are now going through this but has found a way to circumvent it to get started? If there's anyone out there with any advise, please reply or send me a PM. Thanks
