I am a new investor in the Houston area working on my first Fix n Flip.

I am trying to locate a property

then use the formula ARVx0.70 to determine the max spend.

Get the financing with hard money lenders.

Get a contractor and inspector

Get a realtor to sell it in the flip

I want to make sure to do it right

I have a mentor

I just want to learn everything i can and keep improving

My goal is to flip a house by my birthday in Aug

When you find a good deal and you want to wholesale it by putting it under contract but you personally don't have the funds but plan on passing it off to a buyer. Do you need a proof of funds letter when you make the offer? How do you get around a real estate agent that wants the proof of funds before making the offer?

I am extremely excited to get started in real estate! i particularly what to get started assigning contracts because i am very young and have very little money to invest. I am from the central Texas area and I would really love to find another inverter that is from this area and that would be willing to help answer some questions i have about inverting in the central Texas area and even just some basic questions along the way of getting a deal done! It's been a year since last year's Edge event. I was pumped to work on the real estate, and I did. But not as intensely as I should have. There are plenty of excuses that I came up with for why I didn't have time.

In that year, I got married to a great guy. We moved to New Mexico to be closer to my mom and I ended up getting a job at a church. Fast forward and now I have left that job for reasons of integrity in the organization. I was heartbroken to be treated the way that I was, but I kept my head up and decided it was time to jump full time into real estate with my husbands nudging.
