It's funny how I stumbled across this portion of the web-site Smiling I needed this BAD!

Good morning everyone and anyone, today is 7/8/2011, I just finshed How to be a RE Millionaire a few hours a go. (after having bothe books for some time..) I've started the pfofit from RE now book and am excited to read about Matt and the simularities.

It's 1:33am and I have just completed my 1st 3 intitial property searches. (I should have read "Profit from RE Now" 1st...

The Future is Now!

7/7/11 upate ... not much has changed leaving me feeling a bit like Fred Flintstone, running but his car isn't going anywhere. Remember that??!

Anyway, I am studying daily for the CA RE/Brokers license exam. I'm due to take the test in Nov/Dec 11.
For me, is a great foundation, I love to learn about RE and combined with REI education it is a great match.

Now... as for getting out there and stirring things up. No excuses. July half over and I'm still... well... Fred Flintstone. Lost some motivation due to my son graduating from middle school, vacation activities, recovery from car accident, etc. Can come up with endless distractions. Placing ads on craigslist stirs things up every time so... away I go... Yabbadabbadoo!!

To anyone out there who has been in this spot. I purchased Dean's book and am now into reading it the second time. I am kind of understanding what he is saying and I am a very positive thinking person.
Now, I need someone that can help me understand more or get me started. I have been a single parent for over 18 years now needless to say I have no money and my credit is not good. I would really like to see my first deal happen, but I need HELP. If someone or more would be willing to help me get started I would certainly appreciate it.

Purchase new Home:

Hi I'm a newbie to this site and would like to go forward investing in real estate.
We are currently renting and would like to purchase a home.
We have two offers on the table:
1. Found a property of our liking, got pre approved and went for a bank owned property. Our first offer was refused and we have sent in a counter offer, but been waiting for a while. but during this time, funds that was promised to us for the purchase has been redirected, but hoping something can be worked out.

2. As a backup we found a seller with a beautiful property which we are putting together a Lease option, but need advice putting it together and agreeing on a sale price.

Any advice would be greatly appreciated.
