Does anyone know about the Insider Elite program?

I need to invest in a self directed IRA - I believe by 12/31/12 for tax benefits - where do I go?

I have a great deal at @$50k ARV $120k rehab $15-$30k
should I try hard money, own cash or what?

I am negotiating a rental, and told that if I make a rent to own offer I will be seen more favorably - if I agree $500 extra pm in escrow - how will I get the best from the deal - i.e do I agree a price today, should be a discounted price?

So my realtor got me some listings as requested and has now 'gone dark on me' - go figure!

I amazed! I contacted a realtor I have used before, and she is so clued in - it's scary, she is sending listings to my new email dollars4houses@**** She is even talking of getting a reahabber contact.

So I better get started on the buyers list right away!!
