Have a feeling on this first deal TIPS??

I got a deal on craiglist with a 3-1 800 sqft, doing my homework on it few comps around the area are 80k, 21k, and 4ik. question one What are a few good websites to get some comps? website i currently have dont seem too reliable.

Im planning to lock up the property asap and assign it or get a personal loan to pay cash on the house which is at 20k btw and then get an equity loan on it in which i believe the fmv could be 60k just need to make an appt. to view the home because its more of a rehab job some which included

what do u guys suggest as my first deal ?

I'm working on my buyers list and posted an ad saying

INVESTORS AND BROKERS ARE WELCOME TO CONTACT ME

..NEGOTIATED FEES.

Also, in the process of finding homes.

My exit Strategy is an Assignment.

My Questions are..

Once Assignment is signed who takes the contract where? and how fast do i cash in :]

In the purchase agreement under earnest money are those all "0"s?
