Very close to my first wholesale

Have a house a lady told me she wants 20k for, comps look great. Guy shook my hand and said its sold for 24k. Waiting for him to come up with the money. Also a newer house my partners bought that is an very easy 20k flip. Made a postlet and had realtors run comparables. Had appraisal done on the newer one. Made a nice little package and sent it out to my buyers list. We'll see what kind of response I get as my buyers list needs to be qualified a little better I think. Merry Christmas All!!!!

Anyone know a lot about real estate laws?

I keep getting people asking me to help them sell their house. Is it legal for me to put an ad on craigslist, show the house, find a buyer, then put it under contract and assign the contract? Any help would be greatly appreciated!

Put in ten offers Friday through my agent mls 25-1 strategy. 60% of asking price. Got a couple counters. One I think we offered too much for as I looked up the assessed value after we offered and it was pretty low. Lot of foundation repair. Getting a network of wholesalers working for me and meeting with some more buyers next week. Starting to plan out my days today so hopefully I will be blogging on here every morning! Started new book yesterday 7 habits of highly effective people. Have rehab going as well...

Thanksgiving week

Reading how to worry and start living by Dale Carnigie, its amazing how many of Deans principals are in there. Ready to enjoy my family this thanksgiving. Want to stay in touch with my buyers is there any suggestions? Havent found a good deal yet...Any advice? So ready to buy fix and flip another home this winter and make some money!

More rehab

Started a big rehab project last week which seems to be looking better all the time. The guy was in way over his head so I came in and redid his budget. Talking to buyers and trying to find a good deal somewhere. Seems like each buyer I talk to likes me and just need to find a good deal somewhere. Real estate agent is concerned about the 14 day contigency clause. What is the best way to word it? If the property is AS-Is.

Put out some signs

Put out about 30 signs yesterday and will probably put out a couple more. We buy houses and 3/2 owner desperate. Got some buyers waiting for some good deals. Any tips on what all to say would be greatly appreciated:)
