Dean's right...the market is changing

Since I closed on my last fix and flip I have been looking to wholesale and it's turned into a buyers market here in Salt Lake City. I put in an offer on friday and was asked for highest and best offer by 8PM that night....They got 16 offers on the property!

Ok...so I thought the foreclosure auction was the way to go. I attended a few auctions and networked with a few guys. Then, when I closed and had money to purchase at the auction the properties are not there. I was really excited last week because there were 8 properties that were to be auctioned off today. Now it is down to two. One is in a really bad area and the other is out of my price range. Bummer!!

looking for the next deal

We closed last Friday!!! Payday! I am now looking for the next deal. The housing prices are rising here in Utah so I have to be very careful - I usually by REO's or Foreclosure properties.

My buyers list is growing through on-line advertising and I am setting up a web site. I plan to do my first wholesale deal by the end of this month and expect to clear 7K (that is my goal and I am focused).

I am so grateful I read Dean's books and took action! I am so very blessed!

Yeah...closing day is close

We got another offer on the house. FHA...Young couple...And we prayed a lot for a good appraiser....the appraisal came in at 176 (we needed 175)and the young couple are so excited. We close the 28th. I am moving on to wholesale....taking direction from Dean's books. Hope to have a house under contract very soon!!!

The house is done and it looks great - there is nothing on the market for this price with all the bells and whistles. We have had a lot of activity on it....but no offers yet. My next deal will definately be a wholesale deal from the auction -

Sale failed....but not giving up!

The house was almost done and I wanted to get a jump start on listing the house. My RE Agent and I met and decided on a price for the listing. We based our price on the comps in a two mile radius which, as I understand, is standard.

3 days later I was under contract - but the house wasn't totally finished. My husband and I spent a full week with long 10+ hour days wrapping things up. Enter the appraiser....

So I am just about done - final touches on the paint. The carpet and countertops arrive on Wednesday. My husband will finish the deck and a few electrical issues and then we list - I am pushing the envelope on this one by pricing this a bit higher. But the home is perfect. Can't wait to list on thursday -

My Realtor put me in touch with two guys who are thinking about jumping into real estate saying they may want to partner or do private money - emails went out today too! I asked God to give me the resources to grow my business....maybe an answer has come along????
