We will start at 11:00am promptly, so leave early if you need to --let's make the most of our time!
We decided to meet for 2 hours as we have a lot to cover! If you are new and/or can only join us for a little while, come on!

FIRST HOUR: MAKING OFFERS
Bring 5 FSBO property addresses (maybe the same five from last week, or a new five). Do your due diligence on getting all the info collected on your properties (see previous posts for more). Suggested: Have sale price, repair costs (maybe you have called on the property or done a walk through and have an estimate), comps in area, square foot average $ in area, and any other helpful info. Look up previously sold price and tax appraisal info on our new free websites from our meeting today...see below!

Bring 3 offer formulas - can be from Dean's book, Dean's site (blogs, journals, real estate forums), or any other real estate investors site or tips you find. Bring them and familiarize yourself with how to explain and "run them". We may end up bringing some of the same ones, which is just fine. We'll be evaluating our properties using one from each person as an example and applying these formulas to see what range of offers we come up with and different approaches to help find the one that is the best fit.

SECOND HOUR: HELPING EACH OTHER & NETWORKING WITH CURRENT DEALS & CASH BUYERS WE HAVE + OUR INDIVIDUAL GOALS - WHERE ARE WE NOW?

We noticed that some of us have deals (or other people's deals), and others of us have cash buyers. Let's share these so we can work together and evaluate each using our "offer formulas" and move forward to see if there would be a win-win. Also, having an open book in terms of what our buyers are looking for will continue to help us help one another. Since we didn't have a chance to go over our individual goals this last meeting, bring yours this week ---your individual goals for the next 2 months. And we'll share, and keep each other accountable!

All of the above was decided on by the group today of "what we need to focus on most" after our meeting looking up properties at the Register of Deeds today, October 2.

NOTES ON OUR LAST MEETING - OCTOBER 2 - Davidson Courthouse:

GREAT! It actually ended up at the Register of Deeds next to the Sommet Center on Broadway where we were re-directed from the courthouse as this is the place to look up deed and lien information on our properties. The gentleman who showed us the computer system was extremely thorough and while we have a lot to learn, he shared a lot of FREE websites linked to the Davidson Register of Deeds site that can help us immensely in seeking out property info. from the comfort of our homes.

Go there and scroll all the way down and look at the links on the bottom left. Specifically: Property Assessor and my FAVORITE: Planning Maps ---great resources in looking up your property addresses, finding out about the zoning of your property, owner names, tax assessment, and last sold price...even on older homes which Zillow sometimes does not reflect.

NOTE: The Register of Deeds site (the PAID one) is still the main resource for actual liens and deeds on properties. It is $75 or so per month from home. Or it is heading downtown, spending 25 minutes to park, parking and typically paying $8 each time you go. Another resource is CRS: Courthouse Retrieval System which I believe is $75 -$100 per month, but includes all counties (not just Davidson)....so something worth looking at in comparison for sure if you end up subscribing!
