What to say to a realtor?

I found a lot of realtors on Trulia.com now comes the HARD part. I am terrified to call them! I don't want them to know that I am NEW at realestate investing. I also don't want them to HEAR me and know that I sound like I know what I am doing in an email and get on the phone and blow my cover sort of speak. I know I have to talk to people and I can't hide behind my computer. I just don't know what to say to realtors that sounds professional and knowledgeable. Any helpful hints out there?

Hi Donna,

I know how you feel, but what I've learned from Carol Stinsen is this. You need to take action. And if you are afraid, then you just need to do it afraid. But DO you have to!

So what you say when you call up a RE office, you introduce yourself saying: "Hi, my name is Donna, I'm a Real Estate Investor, and I would like to speak to someone in your office who works with RE Investors. Is someone available in your office right now?"

They will most likely put you through to someone, and then you introduce yourself again: "Hi, my name is Donna, and I am an Investor, and I am looking to buy, fix, and sell a property, and I want to turn $20,000-$25,000 profit. This is not a long-term strategy. I'm looking to be in and out of this deal quick."

And then you just wait and see what they say. You will probably get questions like: "Well what price range are you looking in."

And then you say: "Well, that depends. What price range of houses are selling the hottest right now?" and you ask "Where are the hot spot areas right now."

You are just trying to get a feel of what his or her mindset is. Just try it, and if they response positively, then you can follow up with them with an email asking them to send you homes with some very specific criteria. All of that you will find in Dean's books, and also on several forum discussions.

But you just have to get your feet wet by picking up the phone. You will build your confidence by practicing. Trust me, you will melt your fear away.

I found a good deal..

I found a good deal a home in NC for 37k market value at 125k ... bank owned... lets say I make 40k in profit... how can I explained the IRS and not get fined in the future? im just starting and little things like this make me have fear and forget about the investment.. please help.
