I looked on Dean's web site and did not see a spreadsheet that could help me determine the ROI from a property purchase once all the costs were known and the estimated selling price.
This is the tool I need for a financial analysis that can help me also determine my offer on REOs, foreclosures and other properties.
Any help pointing me to such a tool would be greatly appreciated.

depends on what stage you are attempting to calculate it for. The link given above is a close approximation for ROI for a rental property; but it does not give you the ROI for a flip, a wholesale deal, or for the leveraged cost of money.
