I am also very curious to find out the best way to submit offers!?!
use your counties Real estate agreement form. The same one your realtor would use. Call your realtor and ask if he/she can email you a contract.
that what I use, and thats how I got it.

I know that you can get contracts just at your office supply store, and I have also been able to get many contracts off the internet at no charge, it does take me a while to find what I need but I have always been able to find what I'm looking for.
