getting started without any money

My wife and I are living check to check with 2 many month left before the next check. Sad Can I do this on a disability income with bad credit? I want to do this, I have tried other methods, could never find someone that wanted to be the bank in a "no money buy"? I have books, dvd's, websites etc. all of them are stating listen to this first, read this first, watch this first. Any help would be really awesome Smiling

is a BANK owned property that they foreclosed on. It went to the tax/auction sale and did not sell. It now goes on the Banks books. They list it with an REO real estate agent on the MSL and try and get full market value. These are where you can get some deals if the Bank if fed up with it and willing to take a lowball offer.

You find a motivated seller, lock up a contract (with a purchase agreement), sign your full name and/or assigns on the contract, open escrow with a title company that does double closings. Then you find an end buyer, sign an assignment agreement with them, take that to the title company and wait for your check. You use two seperate contracts, a purchase agreement and an assignment contract. All this information is in a previous post, so good luck!

I'm looking for an investor for a unique situation. I need someone to pay $145,000 for a property that's worth approximately the same. It could easily be rented for $1,200 to $1,300. The house is a 2200 square foot manufactured home with 4 bdr., 2 bath, a game room, a huge living room, a huge kitchen with a walk in pantry, a dining room, and a laundry room. It's on ½ acre of fenced land in a semi-rural area on the outskirts of Rio Rancho, NM. It is the largest and nicest in the neighborhood.

During the housing boom, Rio Rancho was the 3rd or 4th fastest growing city in the US. What the investor gets - Rio Rancho and the state are going to extend Paseo del Volcan to connect to Paseo del Norte (NM 550) to improve the commute to and from Albuquerque. This new extension crosses the road on which the house is located about 4 houses away. This gives the potential for the value of this property to seriously increase. In the mean time, this property could be a good rental property with positive monthly cash flow.

Looking for a 3rd party investor to c lose my deal 55% LTV 25 SF

I have deal in the works of 25 SFR in Memphis TN. I have a signed contract from the seller for 55% LTV. (tax assessment valued @ $1.2M)All income producing properties 100% occupied with a 95% monthly rental payment income steady. I have a hard money lender approval letter for aquisition at 65% LTV. So not including securities and credits from properties I am looking at 10% cashout at closing minus closing cost and broker fees. I am looking for a $25,000 investor to help me go to close to pay for appraisels and lender fees. They will get a Rate of Return of 50% of their investment. That is a $12,500 profit in 30-40 days.

Saturday 09/11: I'm sure like so many I'm seeking "Cash Buyers Up Front" before I seek properties to do Assignments. I've been checking out the REI Clubs and such (where I've found you). Also, I've Googled on-line. What I'm finding difficult is establishing what "criteria" cash buyers are looking for up front. Beyond the details and nature of the actual deal, are they looking for homes or properties in a particular price range? And how about California? Because of our states particular problems, is it going to be difficult finding cash buyers for our market(s) (I'm in Ventura County [Simi Valley] and I'm on the boarder of the West San Fernando Valley [L.A. County] of which both areas have very diverse economic areas). It is my understanding that if the deal is right, the deal is right and the Cash Buyers will be there. The DG coaches I've talked with continue to be really helpful but I haven't asked any of them what I'm putting to you. You've been around the block for years. Is it as simple as "...if the deal is right, the Cash Buyers will be there?

Thanks for any helpful thoughts on the matter... or a simple "Yes, they will!"

RE INVESTING in PA with no money or credit

Is anyone investing in Pennsylvania ? We are starting out & really could use any help we can get. We have found out that you need a RE license to sell RE in PA.We can't seem to get a straight answer on whether assignments of contract are legal here. Spoke to RE attorney who was very vague. Even if they were legal,that would still fall under selling. CAN ANYONE SHED SOME LIGHT ON THIS SITUATION ??? We understand that birddogging is an option,but we really had our hearts set on locking up contracts to sell to end buyers. WHOLESALING. We don't have alot of time,money or credit. Birddog agreement - Getting Started
