Great deal with Creative Financing used. (Say CASH BACK for buying, Closing cost Paid) For the investor easy rental (neighborhood almost never has anything to rent), lease purchase option (with the market down when it goes up this property will be atleast 40k more + cash you are getting back), or even for a vacation home (golf course, retirement community) Come see why our 3/2/2 house is the best deal in the area. A lot new neighborhoods have popped up over the last few years but only a few have offered a wide range of different models to choose from. Instead these neighborhoods are filled with the same cookie cutter models which can bring down the value of the home not to mention the character of the neighborhood. Our neighborhood is small, safe, and quiet -- less than 200 homes. It has just the right mixture of older and newer homes. This adds older growth landscaping, mature trees, and a modern look to the neighborhood. You will not find the same cookie cutter homes as you see in many other neighborhoods.

Location can be also be the most valuable asset when buying a home. Our house resides in the well sought for Cypress Creek community. The golf course neighborhood home is centrally located Tampa, just 1 mile off I-75 for easy access to downtown Tampa, Sarasota, or St. Pete. In the Tampabay area, most new developments have HOA fees and CDD fees that combined for an average of $1,500 annually. That is $45,000 in fees on a 30 year mortage. Our HOA fee is only $150 annually ($13 monthly). We have NO CDD FEES. No flood insurance required as live in a NO flood zone district.

I'm somewhat confused.... you are trying to sell a 2+2 in Tampa area, and are ALSO looking to buy a house (deal) for your mom (which is moving to FL)?

Quick Qs:

+ Why not have your mom move into your property?
+ Where does your mom want to live?
+ And how big does it need to be?
+ When you write 'deal'.... are you talking wholesale price or below FMV?
+ Would your mom be interested in a duplex (living in one, and renting the other unit)?

those sound like some great deals Conny. Don't forget to put them on www.craigslist.com if you have not done so already and you may also want to check into your local cable companies local advertising. Its really really cheap and you could probably run a still ad for aroun 3.00 each (depending on your market) and have a great response.
