Starting From Scratch

Im trying to see which product offered by Dean is the right one for me. Since there are several products, I was wondering if anyone could tell me the difference between them or which is the latest edition?

Where is the Cash Flow Analysis on the website?? It is a chart/calculator that I am trying to use to present to an investor...but it isn't found under calculators.

Hey Fam,

I could NOT be any more excited right now! After Countless Nights of networking, emails, and everything else you can possibly do to attract Real Estate investors, I've just recieved a phone call from my first one!

She's based out of McAllen TX and working for an investing firm in that area. She told me that she is interested in Single home, Commercial, and anything else that will make her money and is below market value! It seems like its finally starting to come together.

I asked her how soon she could close, and she told me that she pays in cash, has plenty of it, and if she likes the numbers, she would close ASAP! She stated, "all i ask is that you take care of us, and we will take care of you more than you can imagine".!!

Now all i need to do is search, search and search some more for properties that would meet her specifications! Any comments?? Words of encouragement??? I would be greatly appreciate them!!

First Time Question

I have extremely bad credit thanks to someone from my past. The economy is tough right now as we all know, cost of living to pay scale ratio makes it hard. With bad credit and no savings to speak of, how would someone do in this type of business? I mean it really sounds like a great idea but as with all infomercial/internet I'm nervous that I'll be spending money on the tools needed to get started only to find that it doesn't work and then I've lost money that I didn't really have to spend in the first place.


Double lot

I came across this property for 199k that is on a doublelot and could be subdivided, If I can subdivide this I think it would be a good deal but I'm not sure how to go about this. I'm thinking on puchasing to rent then selling the other lot does this seem wise. Any advise would be greatly appreciated.

Hello everyone I am very happy to come across this forum that is filled with information that I was seeking answers to. I purchase Dean's package about two months ago and on the firts day I received it I finished reading three steps. It was very encouraging and got up very excited and positive about the entire situation until I mentioned it to my brother and husband and they both were very negative, do to that I stopped but I am back on track and will not let that get me down I will show them that I can do it and will do it! Well, today I went to see a very nice, cozy property that is a short sale for $180,000 the bank has already approved the short sale so I guess that is a good thing, but the problem is that like most of you the lender is asking for a 3% down which is $6,000 and to put and offer and we are ready to go but unfortunately I don't have the 6K. What can I do in this circumstances. The house looks good to put it up for rent, easily the mortgage payments will come out to 1,200 (tax & ins included) and I can rent it for about the same or make a bit profit per month until I can sell it and make huge profits. Does someone has any advice on this, remember this is my first time so I want to do what is best.

Hi, my name is Kevin. I am a full time student at the University of Central Florida. I don't have a job. I don't have credit. And before Dean's book, I knew nothing about real estate.

--- BUT ---
After reading Dean's book, i feel fully prepared to go find a house that is a gold mine, talk to a banker, ask for a loan, repair the house, rent it out to good tenants, and sell it during the up market (god knows when) for a huge profit. Now when i say huge, i mean huge.

MY AREA:
I live in a beautiful town with a butt load of money. Normal family house's around here are purchased for now lower than 300,000.

My Background:
Luckily, I was born with a great family that are financially set. My mother, a full time pharmacist at a hospital. My father, a retired periodontist.

My Plan:
After talking with my father, he has decided that i know enough for him to back me up 150% on any move I make. With that relieved, I was quickly on the prowl. I first purchased a free trial of a foreclosure finder online. I found a list of foreclosures around my beautiful town. The next day my girlfriend, father, and I went around looking at which house would be "The House." We found a bad house in a great neighborhood, that much of my friends from high school lived in. The asking price was ONLY $120,000! Like I said earlier, the houses when the market is up around this area, would no way on earth be sold for that low. Now, with it being an REO (the bank realotr's are dealing with me), and it being on the market since November, I BELIEVE I could persuade to purchase the house for a low payment of 100,000 after listing the number of negatives with the house. Now with the help of my father, the next step would talk to the bank for a 103-107% financing, assuming they are still lending those out and they like my father's 760 credit score. After purchasing the house I believe it'll be smooth sailing for fixing up the house with the extra money from the financing and using a handyman, and renting it for positive cash flow while I'm studying my butt off in college 3 hours away.

My Question:
Are their any suggestions involving the house, my father, the loan, ANYTHING that could make this plan a reality. Please comment fast, because like I said, I'm on the move and not afraid to fail.


SHORT SALE

I am a newbie at this and have a couple of questions.

First, I live in a house that the home owner has let get to preforeclosure. I've lived in the home for 3 years and do not want to move. I want to purchase the home through a short sale, but have no idea where or how to start.

obligations to the agent

ok I had a question....

If I research and find a good agent to aid me in the process of finding good deals for the IEE process(now remember I'm not the seller or buyer at the moment). Now once he finds the particular deal for me, and I lock it up...do I have to pay them for just doing this? Or Do he/she get a commission if they find a buyer(investor) for me? Would they charge me for commission on the (selling price) or my profit, once the check been issued? Im confused on what should happen! But I know the agent have to get paid regardless, right?

What are the steps for matching the properties with a person that wants

I wanted to know if the assignment clause was already listed on the Purchase and Sale Agreement, or is this something that I would have to right up on my own?

The assignment clause is something you have to add yourself.

Here are the contingencies that I added to my contract.

CONTINGENCIES: 1) Offer is contingent upon suitable home inspection. 2) Purchase contingent upon ability to re-assign this purchase contract to another buyer without penalty.3) Purchase contingent upon partner’s approval.

Hold and Rent Funding

What about funding for long term. Does anyone know how to get alternative funding for hold-and-rent properties? With my credit I'll NEVER qualify at a bank.

foreclosures

I am new to the site and have just about completed Dean's book "be a real estate millionaire" I have contacted my states county superior court and will be picking up a listing of pre-foreclosure and foreclosure listings (docket numbers, limit name, etc) and am told that I can access the state gov website to check on these dockets (where they are in the process). I also contacted my town clerks office to see if I can get a listing of properties that have overdue taxes and which ones will be going to tax attornerys. Are foreclosure websites a good source of info, or would I just be duplicating my steps?
