I finally got the keys to my new house this past Thursday, finally closed the deal. Right now I am getting it fixed up and then I will put it on the market for rent. I am so hungry to by another piece of property and put the property on rent as well. I don’t have enough money for a second house but I hope the new book that I ordered “Profit from Real Estate Right Now” by DG which should come in soon will guide me with some kind of a deal where I could purchase my second house with little or no money down or something. I also found a REO Club that is in my town that I plan to attend on the 2nd thrusday of every month.
I just want to say thanks for the great input that you guys give everbody.

hi i just started the new book and i was wondering can i really just buy a property no money down fix it up and flip it befor the first payment if i see that the market has growing potetial also what does euqity have to do with it sorry if its not clear im very confused but motivated please help me!!!

I found a REO thet I think is a great deal. I have an investor that is looking for that particular type of property within that price range so I wanted to wholesale him the property using a double closing. The problem is, the property is listed with an agent & I dont know how to write up an offer. Do I need to hire a buyers agent? (i really dont want to) If I dont need to hire one; how do I write up an offer??? Can someone PLEASE HELP me with this. I dont want to lose what could of been a great deal.

I cannot seem to find an accurate website to find where Flow of Funds are currently at National or Local. I searched this site and could not find anything.... Anyone have any suggestions... It would be greatly appreciated...

Just finished Dean's book BAREM and can't wait to get started. This forum will be a great asset. I am a real estate broker and am used to helping people purchase homes to live in. I have a small database of buyers (investors) but am nervous about getting started in this area of real estate. Any suggestions will be greatly appreciated.

Have it below market price. the realtor i chose only advertises on the MLS.there is no news paper or real estate book ads. Can i brake my 6 mos contract because of no advertising. Need some advice.
Do you have it posted on Craigslist and the other "free" sites? That is some of the greatest exposure you can get.
I'm not sure about firing your realtor if you have a contract. Hopefully one of our DG family agents will respond. My guess is you have to wait until the term is up. But I'll bet you could put a little fire under his/her butt by giving them some suggestions. Also, you have every right to add to the marketing (not that you should have to!) to get that prop sold.

Actually, I have looked up the "we buy houses" websites and haven't found any yet that buy in my area. lol I've only used investors that I've found through this site and responses to my own Craigslist ads so far. But when a person reaches roadblocks, they find new ways. I have a chance at picking up a duplex unit for about 50% ess than what the asking price was last week. Four of the six available have sold in the last six days (was 250k..now 128k) Comps will show in the 225-260 range. I have the assignment clause in the offer but the realtor is claiming I can't get any cash out of the deal because of the "new" laws in pulling cash out from the equity side of the equation. I'm in Michigan if that makes a difference.I want to pull 20 to 30k out. How do I go about doing that? Thanks, Brad
Haven't tried it, it was today's brainstorm as I'm looking to find private financing on a HUD home, altho I already have financing but don't want to lay down the DP, points, reserve funds , the money for rehab,monthly payments. Signed contract today for $73500, $10000 in repairs, sells for $130,000.
