I thought if we posted some daily activity in the life of an RE Investor, it might encourage others to get out there and DO!
It doesn't matter how little or much you do, just post whatever. Did you drive a neighborhood, look at a house, follow a lead, send postcards or fliers, make phonecalls? This is all the "work" that leads up to the ultimate success, signing day. Use Anita's 3-house deal as an example. She did her homework. That certainly wasn't her first phonecall of the week!

Wow, I just LOVE the beginning of the month! Feels like Christmas every month when I go to the mailbox! lol It's really cool to have $11,000 in rent checks rolling in, even if I have to run to collect some of them. (I love interacting with our renters once in awhile)

Laura, lol, looks like we've both been super busy we keep playing phone tag. I'll try to catch up with you this afternoon. Everything's going well on your WI babies. Smiling As you know I've been to Tulsa & back, had the kids here to visit, been going on outings with them, and I am headed BACK to Tulsa on Tuesday. Did I tell you I'm going to Utah next month? HUGE opportunity!! SO looking forward to that!

Richie, You'd BETTER make it to the EDGE this year! lol. Or you'll be in big trouble mister. Eye-wink Hope to hear great things coming up for you, friend! Congrats on all the action you're putting in. It's just a matter of time!
Thanks for the kind words toward my goals. I have no doubt they will happen. I will pretty much be doubling what I did last year, but things are just getting easier all the time. Both with the knowledge a person gains from experience, and the continued networking blessings that come with doing. (btw, I'm sure I'll do a ton more deals than 20, that just happened to be the first two digits in 2010. lol)

Dawn, yes we can work on that together, sister. Can't wait for you to get one under contract so we can do our WI Dells outing!! you're keeping me in suspense! lol.

Well, made some more investor contacts at the MNREIA meeting Tuesday night. Met some more DGers too! That was cool!

Locked up a beautiful 80+acre 3/2 property yesterday. Friends going through a rough financial situation. Thought we had things all worked out for them, but the offer they had accepted 5 weeks ago fell through. Buyer through their agent actually turned out to be a scam. broker is pressing charges. Anyway they ran out of time for their situation, so I have locked up the property for what they need to get out. (Was listed at $259K, I have it for $164K). Beautiful 3bdrm/2bath, living room w/ fireplace, formal dining room, family room, sauna, dual heat (high efficiency wood furnace and a gas furnace), all appliances, patio, deck, huge pole building, another barn converted to a youth retreat, official volleyball court, camping area, two ponds - one 21ft deep with a dock (their swimming hole), fenced-in pasture.
81 acres can be divided. I talked to Matt and he had some great ideas on how to structure dividing & reselling. I gave them enough earnest money to appease their creditors and to give us 60 days to find buyers and/or secure financing. I also will get someone in right away on a temporary lease to help cover their payments and cover utilities. Should be a win/win for the tenant as well. Beautiful home for minimal rent. (Never like to leave a functioning property vacant. You never know what can happen in these harsh winters, and you take the chance of pipes freezing, etc.)

Laura was so kind to act as my transactional funding for my last purchase/refi. (btw, I can't WAIT to share more on this strategy at the EDGE event!) Have 4 resources now for transactional funding and temporary private loans. I think it's quite a win/win for each of us involved (btw, Laura, if you don't have your $ tied up right now, I'll be doing some more in Jan/Feb if you're interested Smiling).

Well, it's been a long time since I posted, but SO much has happened I can't even begin. Hope everyone has had a GREAT jumpstart to 2010!! it's only gonna get better!!!!! Woohoo!!

Yea I am going full force on this wholesaling avenue, That attorney agreed to look over the contracts for me to make sure they are legal in NY.
Glad to hear you have been spending time with kids,thats always fun.
I really hope to be at the edge, I think I will. I am trying to convince myself to board the plane, maybe a few drinks will put me out Eye-wink
I am feeling more confident that i will be able to move any property i lock up. I have been getting calls and e-mails from some of the people I sent e-mails to about networking with them, so my buyers list is getting bigger which increases your confidence on being able to move houses.
I actually am feeling like i have to rush and get something under contract, I dont want these contacts to go cold.

Hi Rina! It's very uplifting to have the DG site avail. Also to hear from other investors both beginners and experienced. Especially from you since I too am in WI with our nice winter-cold winter-cooold winnntter. Anyways , thanks for all you do and all your advise. Rina if I could just grab a piece of your garment and just hold on and be propelled ny the momentum you have started this new year with. As you probably know I do admire the RE moves you make. If this was sports it would be like watching the elite play the game and even better I can actually talk to my favorite players.

The End of the Beginning. :-)

Wow.. almost two years… 34 pages, 1000 posts, filled with countless friends, emotions, learning experiences and successes.
Looking back over my journal today has brought a flood of emotions. I can’t believe how many people have made such an influence in my life here on DG.com! All have been treasured as they pass through, and many have moved on, but most have become friends for life.. Smiling Smiling So cool how what started as “virtual” has become such reality.

I’m going to rename this journal “Chapter One: The Beginning”, because the last two years since finding Dean and the DG Family, my life has been permanently changed in such a positive way, and things just get better every day!! I have to say becoming a Real Estate Investor has been one of the biggest and best decisions of my life, second only to accepting Jesus, and having my family!
I believe God brings people and opportunities into our lives for a reason, it is our responsibility to grab onto them! I hope all of us take the time each day to see the awesome blessings in our lives, and make the choice to use seize the positive, ignore the negative, and make their world a better place!
Thank you to Dean and all here who have made MY world a better place! It will be fun to continue to support each other in the months and years to come.
