here are a list of things that i always look for if my contractor is NOT available and i need to look @ the house immediatley:
1) structual roof damage
2) sinking and cracking foundations
3) electrical, fire safety hazards
4) mold contamination
5) water & moisture intrusion
6) collapsed water/sewer lines
7) signs of termite infestation
8 structure dry rot damage
9) rotting wood
10) electrical wiring missing
11) roof material missing
*i actually have a check list that i bring with me, so i don't miss anything, or overlook anything, SULLY.

I have it saved and will use it when I look from now on.
One thing, how do you know if there is a roofing or electrical problem? Do you have to get up on the roof or trace all the electrical wiring around the house?
And how do you know if there is a collapsed water/sewer line?
I would love to know the signs to look for?

look for unusual things, like roof rot, are the shingles falling apart everywhere?, you SHOULD be able to tell if it also has some type of water damage too. As for the electrical part, i mainly look for wires that were cut, and hanging, if i see that, then i ask why it's like that, then asking usually will lead to an answer, like " the wirings not up to code", or something of that nature, SULLY.

i know practically nothing about roofs, concrete, walls, and contracting stuff, thats why i try to always schedule a showing with my handy man, cause i'm not even close to eyeballing prices on that stuff yet, SULLY.
