How To Find YOUR Great Deal

I have noticed that there are a lot of peeps on here that are new to the REI area. Most, I would say. But I also keep noticing that when looking for potential properties they are all across the board.

To find a great deal, you first have to be able to identify a great deal. In order to do that you must realize that just because it sounds good and looks good it still may not be good for you.

First, set the criteria for the TYPE of properties that you are looking for such as, SFR (Single family Residences), 3-4 bedrooms, 2+ baths, 1400sq/ft minimum, on the West side.

If you blindly go out looking for properties and have not set ANY sort of criteria then you selection may be too vast for you to make an informed decision as to buying or not to buy.

This in no way limits you, it just gives you a much cleared view of what you ARE looking for as opposed to what you are finding. Think of it as a sort of filter. I have several filters set up, one for SFR, one for Multi-family units, One for commercial, etc. You see it does not prohibit me from looking at things or passing on deals it actually gives me a clearer view of exactly what I am dealing WITH.
