Using Newspaper to Find Sellers

Many new investors will use the newspaper to find sellers.

When looking into the newspapers or any other investment method always keep in mind that you want to use your time on the most motivated sellers.

If you are having difficulty finding sellers that are motivated in the newspaper this method may not be the most effective way of finding sellers.

While working in the newspaper you can identify motivated comments to help understand if the seller is motivated. Once you notice the motivated statements you can also grade the ad.

I grade the ads this way: if an ad has 3 or more motivated statements I will rank the ad as an "A". If an ad has 2 motivated statements I will rank the ad as a "B" and anything else I do not put my time in calling (my time is best spent chasing motivated sellers).

Once the ad is ranked I spend the time according to the rank. I put all my time in working with those ranked as "A's" then if I have time I will call the "B's".

Here is a list of motivated comments you can look for:
- must sell
- motivated
- short sale
- divorce
- foreclosure
- bank owned
- seller financing
- take over payments
- bring all offers
- price reduced
- etc...

I don't disagree with what

I don't disagree with what nstreet wrote. I will say this though. A lot of these are realtor buzzwords as well (eg bring all offers, must sell, motivated).

So if the property is listed with a realtor, take these with a grain of salt. The realtor may SAY the owner has to sell or that they are motivated but then when you talk to the realtor or write up an offer, you find out that they were anything BUT motivated.
