Hi Everyone (Hi Elena; you've replied to one of my Newbie questions...thanks),
I'm also fresh off the press too..only order Dean's book and "Become A Real Estate Millionaire Home Study Program" which I just found out is really exactly the same as the "Think A Little Different Program" 4 days ago though I had been researching it for about 2 weeks prior.
It's nice to know that there are some of you in my area and I would like to hit the ground running hard and fast. While waiting for the book, I've been reading all the forums, doing the exercises in the "30 Fast Start Audios", and just reading all the extensiive info on this site as I can.
I am a Single Mom and unfortunately have no cash and bad credit (which at the same time will try to clean up). I, therefore, will probably start with the Assignment/Bird Dogging and Instant Equity, both which I need to learn.
If you feel this is the best way to go, let me know and if you can help or give some advice.
If there are other ways/methods, please also let me know and help or also give advice.
I appreciate whatever assistance and support I can get. Thanks again!

I just now replied to you in the "Long Island, NY Investors" forum and YES you definitely did reply to me there. It was me who was delayed as I explained there with reading and studying (all good things)....sorry about that
As I mentioned in my reply to you, I will be signing up for the coaching program they call the "Success Academy" for the personal one-on-one guidance. Hopefully it will be someone who is not just familiar with NY but Long Island since there are vast differences in the RE here.
If it's okay with you and you don't mind, I may want to contact you for those in-between times without the coach being available since you have so much great knowledge to share.

theres so much opportunity, so what I'm goin to do is put my ad in the pennysaver and yankee trader and advertise lookin for private investors for
forclosure and pre-foreclosed homes I'm gonna try that for sometime cuz there is alot of pre-forclosed homes here in L.I maybe we can network man I've got soo many ideas its not funny, hit me up on the myspace or my email man

why don't you advertise yourself in your local paper be specfic in lookin for private investors, find a property that has potential of growin and appericating in value then give charge the investor a fee and your good to go from there
its just a thought.

a deal goin on I looked into FHA loans and I got approved they say i have 2 put down 3% but I'm tryin to do this no money down right now I'm lookin for a resource that will give me 3% so i'm searchin all around the web for it. any adive you can give me partner????
Saw the other post about getting the 3%.....so i figure you got it figured out...what do you plan on doing with the house? are you gonna rent it? isn't it kind of hard to rent out in li?
For me right now im looking to assign...but i am working on finding investors...
I live in Queens so right now im just looking to assign for a little bit...then try to get some properties to rent out till their values go up...then either sell or continue to rent out or whatever else can happen...

By the way, check out my last post on "Assignors..I have found a source/person to fund all of your deals" originated by Sissy. I spoke with her source and WHAT A BEAUTIFUL THING!!!. He works in NY as well as the title companies. Check it out.

Everyone Thanks 4 the advice I'm gonna do that assitance program thang, I'm gonna keep u posted on EVERYTHING CUZ WE ALL GOTTA GET IN WERE WE FIT IN!!!
The agents I'm workin with have some renters lined up for me, check this what i'm gonna do is get a approved for the renters permit, put it on section 8 then move on from there ya feel me, YOU GOTTA GET IN WERE U FIT IN!!!!
That's great, so it should be full speed ahead for you. Great news! Well keep us posted on what happens. You should be starting your own journal soon.

I AM EXCITED, EXCITED, EXCITED!!!!!
I am in the process of getting business cards & flyers made and will be attending some REI clubs soon in addition to looking on Craigs List & so I can build my list of Investors, RE & Mortgage Brokers, Accountants, Lawyers, etc.
Since you are from LI, NY, do you know of the local REI clubs in the area?
Also, should I build my list of buyers first, then properties? OR... Do you have a preferred order or method of steps to take?

I'm not from LI or NY, I'm from AZ. But I'm sure they have REI clubs in your area, if not start one up with the peeps from here. We did that here. I've met with a couple of folks so far and I'm going to get some more stuff going within the next couple of months. I would build your list of buyers and sellers while looking for properties... LOL! Each one is as important as the other in being successful in rei. You will need all three, so just keep putting ads out for both, call on bandit signs, and ads you find. Build, build, build!!!
