Does anyone have a proven generic letter they send to homeowners with distressed vacant homes.
I'm looking for a letter that has had good results to start a relationship on the right foot with these homeowners. I've found quite a few of the above mentioned homes where taxes are in default and they have negative equity. So I would like to get the ball rolling on them before REA and forclosure proceedings.

Generic letter:
Dear Homeowner,
I’ve been trying to get a hold of you for the past few weeks regarding your property at (address). Unfortunately, I have not been successful in contacting you so as a last resort; I have sent you this letter in the hope that you will respond back soon. I did some research in the public records department downtown and found out that you did not live at the property and wanted to find out if you were thinking of selling it. I want to make things as easy as possible for us to do business. I am not sure of the condition inside, but it would not be a problem if it needs some work. I would also buy with the tenants there so you would not have to ask them to move out AND I would even be willing to help you pay all the closing costs! Please contact me as soon as possible at the information below. I hope we can work something out… I’m very anxious to hear from you in the next couple of days!

Thank-You for your letter If you don't mind I'll have to modify it a little,
There are no tenants and because the house is worth much less than the purchase price in 05 I'll leave out closing cost's. I think the banks will have to be involved with a short sale so this letter is the perfect start.
Do what you need to do to make it fit and go get that deal!

I was wondering if you had any experience with this situation.
Where a House is worth less than the purchase price a few years ago.
This particular piece has gone down hill being vacant for more than a year pipes froze kitchens, baths and flooring need replacing. The place needs renovation. but it's in a good location for rental and commercial.
Lets say the owner wants to sell but we know he can't get back what he paid what's next?
Just wondering what I have in store for me.
