Hello I am new to this I just read cdeans book profit from real estate right now and I understand all the marketing to get buyers and sellers to you but in the book dean said to go after homes for sale by owner of that been on the market for 90 days or more But i found some great home that are in the price range of 14,000 to 2000 dollars but they are listed by brokers who do I contact the owner or brokers and how do i get these homes for no money down and also i found preforclosure home for cheap Who do I contact and what do I say. thank you

Welcome to the DG family, great to have you here. You could go through the broker but I recommend always being a part of any communications with the owner. I prefer to contact the owner directly, but do whatever works best for you. The no money down part is answered many times in the forum. You can put it under contract with a small earnest deposit of $100. Or you can put a 30 day clause for the earnest deposit with a larger amount ($1,000). This will give you time to find your end buyer and they pay all the monies. The no money down is more clearly saying that it's none of YOUR money, but it's someone else's. Basically you put the deal together, find and end buyer, get out and get paid for your time. That's the concept. Always try to get your deals that way, using other people's money.
