After my last post about my experience with rental properties, I have gotten a huge amount of PMs asking for the copy of my lease agreement.
So, you have asked, I have provided!!! Here it is attached. Hope it works, since I haven't done it before. Keep in mind that this lease took 7 years to make, many deadbeats and people who burned my house down to help me alter it. So, if it seems a bit harsh, sorry But then again, if the person signs something like that then you know he/she is not going to really hurt you or themselves.

I know it's a late post, but thank you for the kind words. The idea of it being with "teeth" came after years of dealing with tenants who I wanted to smack after they would move out.
I hope it helped people and someone had a chance to use it.

Not just from a real estate investor perspective but this will help even your everyday tenants negotiate a rental for themselves!
So many times I hear of tenants getting terrible contracts signed all because they give TOO much of the authority with someone else. This will help my friends, family and myself in a lot of ways.
