Best option wholsales?...

Hi Everyone, I am new to Real estate investing and just ordered Dean's books a couple days ago. I don't have money or credit to work with but after reading a lot of forum posts I think I would like to try wholesaling. From what I understood its practically the same amount of work as bird dogging but potential for greater profit. Am I correct? if not please help get me on track. I am really nervous about getting started since I'm kinda young and taking this on alone but VERY motivated to make profit and be a success story. I lost my job in a metal shop a couple months ago so now Ill have a lot of time to put toward my goals although there is no money coming in currently. Is wholesaling something I would be able to do as brand new to this? I have read about people using OPM for deals and making profit while starting out...Let me know my best options and if you need to know more information. I was just looking at these posts and like the idea. I can't wait to start the PFRRN book! Anyway thank you to anyone who helps me out, I sure could use it lol Smiling

I am in the same boat as you. I am turning 19 in a 3 weeks and am ready to get started in wholesaling. I also don't have too much money/credit to work with but from what I understand you don't need it for wholesaling. You need to find an aggressive Realtor that isn't afraid to offend people by making low offers.

We can always do this without one, but it would be much harder since we are new to real estate entirely. Realtors work off of commission mostly, so you won't have to worry about paying him/her until you get paid.

So, what I am currently doing is reading as much as I can about this and working to find a Realtor that is willing to work with me, then I am going to just jump in. I'm sure everything will make A LOT more sense after your first deal. So once you find a Realtor willing to help you, answer any questions, and understands you and your goals. Just go for it.

And to answer your question about the difference between Bird Dogging and Wholesaling: From what I understand Bird Dogging has to do with finder-fees and the person you are finding the property for names the price and how much you get paid (usually a percentage of the sale price). And with Wholesaling, you actually have the property under contract and YOU name the amount you get paid. I'm still new and might be wrong, but thats what I understood from what I've read so far.

Yeah right now I am doing some bird dogging to save up enough to make my first purchase on a property with a down payment, Id rather be wholesaling but I dont have the book yet so I guess it would be nice to have a few bird dogs down before the book comes lol. I have a cousin who is a Realtor so I might be working with her to see what we can come up with. That might go to my advantage. I can't wait to just jump right in like you said. This bird dog stuff takes a lot of time talking to all these people but once I can start doing wholesale and make more profit it will all be worth it. Good luck with your investing bud, I wish you success. I can't wait to get started in the bigger deals lol

Yea, once you get done reading the Profit From Real Estate Right Now book, you will have a TON of ideas runnin through your head and it almost gets overwhelming, but again, I am also just getting started in Real Estate Investing and am currently talkin to some agents who happen to be investors themselves and they are VERY helpful. So, if you could even get a hold of somebody like that it will make a world of difference and ideas will come stormin out of you like a freight train and most likely even the agents that you work with might not even know about some strategies you will learn after reading the book... Best of luck Kyle and I hope a year or two down the road we can be talkin about all our deals we have made! lol

Thanks for the support, Id love to to be talking about all our deals a year or so from now and look back at this starting out phase to see how far we've come lol. I hope to find a good RE agent with investing knowledge or experience if I decide not to go with my cousin. I am so determined to get results its driving me crazy! I don't sleep much and spend hours and hours responding to emails and calls on my buyers list that I am trying to do a little bird dogging before the book even comes, "to get my feet wet" lol it will be great to have a few down before even reading Profit from Real Estate Right Now...I'm literally watching the mail everyday hoping it comes.
