In the book PFRERN, Dean mentions how to use automated messaging to get your message across, and gives us sample scripts that specifically target foreclosures and pre-foreclosures. I was wondering if there was somewhere I could find sample scripts that target maybe FSBO's or homeowners who've had their homes on the market for 90 days or more? Not necessarily foreclosures.

FSBO and 90 day Market Script

Are you a home owner selling your own home? Have you ran ads in the paper and on the internet with little to no result? Are you frustrated, tired, just want your house payment out of your hair? Let me help.

First let me start by saying I AM NOT A REALESTATE AGENT! I am a Real Estate Investor looking for a Win/Win. My name is {your name here} and I invest in real estate all over the United States. But I live and work in {your town or area here} and I think I can offer you a great alternative. If you have a couple of minutes to answer a few questions I will be able to evaluate whether or not I can help free you from that monthly payment so you can move on to your next great adventure.

1. Is your mortgage current? What is the balance of your mortgage (estimate).What is your current payment? Does that include taxes and insurance if not what are those and are they current?
2. Why are you selling? Moving? Job relocation? Downsizing? Upgrading? etc....
3. Have you made any improvements since you bought your home?
4. What do you feel your house is worth in comparision to other homes listed in your area?
5. If I could present you with an offer that would work for both of us would you sell your house to me today?

(You can ask any questions you feel appropiate these are just the ones I use)
Then I ask them if they would like me to contact them with an offer to leave their name and good phone #. Always try to contact them within 24 hours. Then once I have that info and I call them I always ask if I can come to the home to do a walk through, but before I do the walk through, I drive the neighborhood, I see how many houses are for sale, I check realtors websites and see what homes in the neighborhood are listed for that are comparible. Then I review my buyers list do I have anyone looking for a house of this nature in this area? Then I call a couple of property managers to get the average rent for that area in case I don't have any buyers just in case I can assume their payments and do a lease option or Rent to Own on the property. Have all your ducks in a row before you do your walk through, most homeowners want top dollar, just be prepared to show them what top dollar looks like and why what you can offer them is reality.

As for the 90 dom or more. I basically use the same thing only I ask if they have the home listed with a realestate agency and if so when that listing ends. Some listing agreements allow the realestate agent to collect their commission if the home owner sells there home within so many days of ending the listing agreement so make sure your not stepping on any toes if a listing agreement is ending. Real Estate Agents are the investors friend. I hope this helps and maybe others will chime in with some other information that will help u more. Good Luck
