OfflineThe seller was found by making calls on rental ads from the newspaper. After a short discussion, he informed us that he was not looking to purchase, but he had a multifamily that was listed with three different realtors from which there were no activity. Out of desperation, he practically threw it at us. All we could feel after that hit was, "ASSIGNMENT." We ran the numbers and met briefly with the seller who gave us a tour of the property. The property needs minor cosmetic work and has a possible sub-division. We also made a few phone calls to our list of buyers. The property was listed at $339K, comps range anywhere from $290-$390. Our offer was accepted at $230. The property is tenant occupied. We will be meeting with a couple of investors this week. This is amazing how keeping focus on one's journey leads to success.

Thank you for sharing your success stories. You sre an inspiration to this single Mom with 3 teenagers still at home. My children are watching every move I make with investing. I hope someday they will follow the path of investing as well.

Kat, as a single mother, it is difficult. You have to wear two hats and act the parts. Lubertha and I live the parts every day. We both have two sons and they are wonderful young men that are just excelling. Our lives are centered around our boys who gives us the strength to do what we do. You can achieve the same with your three children, and it is wonderful that they are part and parcel of your REI career. We look forward to seeing details of your upcoming success stories soon.
