After a short discussion, he informed us that he was not looking to purchase, but he had a multifamily that was listed with three different realtors from which there were no activity. Out of desperation, he practically threw it at us. All we could feel after that hit was, "ASSIGNMENT." We ran the numbers and met briefly with the seller who gave us a tour of the property. The property needs minor cosmetic work and has a possible sub-division. We also made a few phone calls to our list of buyers. The property was listed at $339K, comps range anywhere from $290-$390. Our offer was accepted at $230. The property is tenant occupied. We will be meeting with a couple of investors this week. This is amazing how keeping focus on one's journey leads to success.

Your latter days will be better that your former, keep this in mine. You have to develop that drive that success will be in your corner. Remember, for a long time nothing happened for me, but one night I had this strange dream, i never told Lubertha this. It was the most uncomfortable one I have ever had, and by the way I always dream straight. When I awoke, I questioned why me. I got up and went straight to the computer and signed on to the DG site and up popped Lubertha's quote and it was no turning back after that. I called her and the rest is history. Heed Joe's words "Believe and Achieve," and if you dare to dream, make it happen. That's all it is. When Lubertha and I speak; and putting it frankly, we do that every night, we always make reference to our DG family and their successes. You talk about blushing, you should have seen me, when Lubertha read to me while I was at work, what she wrote about our boys. I was tearing all over.
