Bird Dog

hi, I am new but want to take action using wholesaling as a strategy. I want to make use of a bird dog. In search for one, i have come with two options.
1) One is a fix flat fee for the property found. My question is how much should the fee be?
2) Second option is to find bird dogs who will work for me in the long range. His fee would be participating
and won't get paid until I make money. What should be his share be(%).

Each deal is different. An investor will pay according to how good the deal is. If the investor stands to make a lot of money, then, naturally, the investor will be willing to pay more.

My suggestion is to start low to start with. Just get out there and do a deal or two. Once you have a couple under your belt, you will be in a better position to ask for more. I've seen a lot of new investors who want to make a killing on their first deal and ask too much, and they are still waiting to make their first deal.

Remember, pigs get fat and hogs get slaughtered!

With respect to what you will need to pay, don't worry about it at this point. You need to get finder's fees right now and later you can worry about getting people to bring you deals for a finder's fee. At that them you will know what you will need to pay to get deals.

hi im a newbie investor as well and have attempted some bird doggin in my community . after obtaining a healthy list of vacant, fsbo, and,frbo properties, with absentee and/ owner info. ive only gained expierence and had fun doing so . but i havent made any money offering leads, and one of the companies that i thought to establish a relationship with wasnt reliable or responsive at all. if any one has any suggestions im open and ready ! Smiling

@ zoeway, i went " driving for dollars" as they call it, while out shopping or going to and from work. i just took down addresses that fit the description of what the buyers in my area were looking for. also keeping my eyes open for FSBO. with the address i used web sites like property shark and zabba search to obtain seller info. i was being offered 500- 1000 per property sale given from my leads.

HI IM a Newbie as well and IM trying to find out what I should do in order for me to find a buyer for all of these great REO's im finding they take some work but the cashflow is great the price even for the buyer is great I know i can bid them down even more to about 30 to 50% under fair market value but I don't even know where to start in finding the people who wants the place could someone help ?

WELCOME. Sorry for shouting, but I'm happy you are here.

What I'm suggesting is from my own experancs. You might see the value in it. I've been going over your posts and alot of the questions have already been answered. If you don't find the answers do a search just under Dean's chin from the home page,

As,for a finder's fee you can do like I've done. Draw up a "Finder's fee" contract/agreement and specify what you want to get paid. Use a dollar amount or percentage point, whatever you ate comfortable with. PM me if you want a copy I use. There are plenty of examples on the net.

For chrishonereed I might also suggest you read Carol Stenson's bio (freeindeed, I think). She started from humble beginnings.
