I've found the out of state owners with phone numbers of a couple of vacant properties. I can send a post card or call them direct. I'd rather act now and make the phone call but want to be sure that I don't scare the owners or come off as a creditor/bill collector.
Is there a particular script that I can use to speak to the owners in order to purchase their properties?
I really don't need to use the yellow letter because I have the names and numbers in hand. I just need to bring them to a yes on the sale of their vacant property.

I'd say just have a conversation with them. I personally hate scripts. Just have the mentality you are trying to HELP them.
I'd say something like:
"Hi Mike (owner's name here), my name is Jennifer Gray. I am a real estate investor in Montgomery, AL. I notice you owned the properties at 123 Main Street and 456 Main Street. Again I am an investor, not an agent. I look to buy properties not list them. I noticed the properties appear to be vacant and I was to calling to inquire if you'd be interest in selling these properties?" wait for the yes, no, maybe answer lol Regardless of their response I'd inquire further. Ex: Yes, I need to sell. Then I'd say something like "Great, can you tell me a more about your situation with the property?" then guide them through your property lead sheet questions. If no, I'd ask "they both appear vacant, why would you not want to sell?" or something along those lines. If they say maybe, I'd come back with "depending on what?" you get the idea.....
bottom line, inquire! You never know til you ask. Take the pressure off and have a conversation. Forget about profits (what we can get aka focus on us) and focus on is there a problem you can solve (what we can give aka focus on them). Create the deal!
Tough on the problem, easy on the people.
