NEWBIE NEEDS HELP!!!

Here is my question:

After reading a lot of posts I understand that some people choose not to hire real estate agents for one reason or another. I personally plan on hiring one once I break into real estate wholesaling. My question is this: Do real estate agents only work on MLS related deals or can they assist on non-MLS deals such as FSBO? And if they do assist you in making offers on non-MLS deals or anything else then how do you end up compensating them for there time? Do you have some sort of pre-agreement or something else?

Hi Nick, You can hire an agent as your buyers agent. Then the agent is working for you. Whether you are buying or selling. Each agent will have a price for other than selling. They may work something out with you on a deal by deal basis. Talk to many because some will work hard and some will not. Do not be discouraged

Yes, you can find agents to work with you on FSBO/unlisted properties. I found an agent that offered to work on FSBO with me for 2%. He helps me with comps and has even gone and taken pictures of a few properties for me. Most probably won't do this...but all is negotiable. Every agent you talk to will be friendly and helpful at first. If they flake out? Call another one. One agent even told me: "We're like flies." Not sure what that says about wholesalers in agent eyes.lol

Everything is negotiable is a very true statement when dealing with properties that are not listed on the mls.

On properties not listed on the mls an agents commission or fee can be negotiated.

On a property listed on the mls an agent who represents a buyer will typically share the listing commission with the listing agent. The listing on the mls will explain (to other agents or brokers) what the buyers agent will be paid.
