Gary/Jill & Ryan Close 2 more this week!

This is a great week despite just getting out of the hospital for a gall bladder attack ... we are closing on 2 more properties, 1 on Wed. & 1 on Fri.
These are deals from the MLS, 1st deal is a 2 bed/
1 bath/carport house with 1200 sq. ft. of living area.
It needs only paint, carpet, appliances & a few interior doors costing about $4000 in materials.
It should sell for 40K to 49K ... we are paying
20K for it. It should take 3 to 4 weeks to do the work.
2nd house is a HUD property. This one was a real pain to lock up, several different offers, re-doing paperwork, & having some mistakes made by the REA.
This house needs about 15K in materials, but should sell for 75K to 80K. We are paying 33K for it!
The great thing about this is that our new partnership with Ryan(cub) who lives in Ohio(& by the way we have never met in person)became possible only by this website & the DG forums.
Ryan is a great, hardworking guy who has done a couple fix/flips in Ohio & owns a landscaping business.
By teaming up & using Jill's & mine experience here in Florida(by doing 60 fix/flip projects) have given us the best of both worlds; Ryan is getting in on properties half or more of what they would cost in Ohio, & we can get in on some really good deals without having to use all of our cash. Win-Win.
We will be having the pleasure of meeting Ryan next month when he comes down to Fl. for a week with one of his employees to help work on some of our properties together. And, if everything goes right there should be another closing soon, that would make 4
properties in 30 days!!!

Just found out that HUD will no longer do mail away closings. They want us to do power of attorney to the closing agent or physically go to the closing, which is 100 miles away from me, 1300 miles away from Ryan. I guess you could always get a mobile closer & pay an extra $ 150 for someone to come to your house or to the REA's office.

Thanks Steve, feeling good enough to get by...started working on the next one yesterday.
Listed the 29 Barbour St. house on "Flat Fee" & already had 2 REAs show the property, not bad for the first day. Infact, the 2nd one was an Investor that we outbided on for 38 Jeffery. They like the fact that this one is already remodeled.
